Stem Wall Foundation Repair Cost Calculator

Stem wall foundation repair costs depend on what failed: cracks, spalling concrete, rebar corrosion, water at the base of the wall, footing movement, block damage, or soil pressure. A small crack and a failing stem wall are not the same repair.

What changes the price most

  • How many linear feet of stem wall are affected
  • Whether the wall is poured concrete, CMU/block, or mixed construction
  • Whether the problem is a crack, water issue, spalling, rebar corrosion, movement, or partial failure
  • Whether excavation is needed to expose the outside of the wall
  • Whether waterproofing and drainage correction are included
  • Whether engineering, permits, or temporary support are needed
  • Whether landscaping, slab edges, walks, finishes, or hardscape must be restored

Do not compare stem wall quotes by price alone

One quote may patch visible cracks. Another may include excavation, waterproofing, corrosion repair, drainage correction, reinforcement, engineering, and finish restoration. Those are not the same repair.
