Foundation Repair Cost Calculator

Foundation repair cost depends on the type of foundation, how much movement has occurred, whether water is involved, and whether the repair is cosmetic, structural, or part of a larger support problem.

Use this calculator to get a planning range before comparing contractor quotes. It is not a contractor bid. It helps separate small crack or drainage work from pier, slab, crawl-space, wall, or leveling repairs.

How this estimate works

The calculator starts with the foundation type, affected area, severity, and primary repair scope. It then adjusts the planning range for water, access, inspection, engineering, interior finish risk, cleanup, and regional labor conditions.

Foundation repair needs diagnosis before pricing

A crack, uneven floor, stuck door, bowed wall, wet crawl space, or settled slab is usually a symptom. The repair should be priced after the water, soil, load path, foundation type, and movement pattern are understood.

What changes the price most

  • Foundation type: slab, crawl space, pier-and-beam, basement wall, or stem wall
  • Whether the issue is cosmetic, structural, water-related, or settlement-related
  • Whether underpinning, piers, leveling, wall repair, or drainage is included
  • Whether water caused or worsened the movement
  • Whether a structural engineer or permit support is needed
  • How difficult the access or excavation is
  • Whether interior finishes may need repair after movement or leveling

Do not compare foundation repair quotes by price alone

One quote may patch cracks. Another may include drainage, pier installation, beam correction, wall reinforcement, engineering, cleanup, and finish repair risk. Those are not the same job.
